The right to repair makes sure that certain small urgent repairs which might affect your health, safety or security, are done quickly and easily.
If something goes wrong or breaks in your home and repairs would cost less than £250, it's called a “qualifying repair” and by law we have to respond within a set time limit.
Qualifying repairs – first response within 24 hours:
- total loss of electric power
- unsafe power or lighting socket or electrical fitting
- total loss of water supply
- total or partial loss of gas supply
- blocked flue to an open fire or boiler
- total or partial loss of space or water heating between 1 November and 30 April
- blocked or leaking foul drain or soil stack pipe (such as pipes taking toilet waste)
- blocked or leaking toilet pan (if there's only one toilet in your home)
- toilet not flushing (if there's only one toilet in your home)
- water leak from a heating pipe, hot and cold water pipes, water tanks or cisterns
- insecure window, door or door-lock
First response within four days:
- partial loss of electric power
- partial loss of water supply
- total or partial loss of space or water heating between 1 May and 31 October
- blocked kitchen sink, bath or basin
- tap which can't be turned
- leaking roof
- loose or detached bannister or hand rail
- rotten timber flooring or stair tread
- door entry phone not working
- extractor fan in kitchen or bathroom not working if there's no window in the room affected
